Measured building survey cost: what drives the fee in 2026

Measured survey fees are professional fees for site time plus drawing or modelling time, so the specification is the price. Here is what typical 2026 fees look like and how to get quotes you can actually compare.

These are typical quote ranges, not fixed prices. Two properties of the same size can carry quite different fees if one needs sections through a complex roof, external elevations across a shared boundary, or a fast turnaround. Central London fees sit at the top of each range.
The four things that set the fee
- Floor area: site time and drawing time both scale with it; it is the first question any firm will ask.
- Detail level: a plan showing walls, openings and stairs is quicker to produce than one recording every fixture, moulding and level change. RICS guidance frames this as an agreed detail and accuracy specification between client and surveyor, agree it up front.
- Deliverables: 2D CAD plans are the baseline; elevations and sections add site and drawing time; point clouds and BIM models add capture and modelling time, see the specification guide.
- Access and constraints: occupied buildings, restricted hours, tall street elevations needing traffic management, all add time.
Getting comparable quotes
- Fix the specification before asking for fees. Ask your architect what outputs they need, then put the same brief to every firm; otherwise the cheapest quote is usually just the thinnest scope.
- Ask what is excluded. Roof voids, locked rooms, external elevations from neighbouring land: exclusions are where comparable-looking fees diverge.
